Curb appeal is your only chance to make a positive impact on buyers before they walk into your house. The pluses and minuses that jump out at buyers form their first thoughts about your home and how you upkeep house's regular maintenance.
Understanding this helps us to decide what we can do to attract buyers from the street and into your home. If your home's exterior isn't inviting with refreshed paint and bright garden plants it's time to get those things done. Refer to the Curb Appeal Checklist and add dollars to your house's final selling price.

Make yourself at home...
Could a buyer envision themselves hanging out in your living area, reading a good book in your master bedroom or getting work done in your home office? We want your Open House to pleasantly accept buyers and offer them a sense of ease. We'll help you do this by suggesting changes that highlight the features of your property.
We'll advise you put out of sight items that give the look of clutter. Table and counter tops should be cleared off. Kitschy sculptures, sentimental items, family photos, and refrigerator artwork should get moved out of sight. You need to "generalize" the house so buyers can see it as their new house.
Every area gets a once-over. Improvements that directly affect your sale price include easy-to-fix items like pieces of furniture that should be rearranged, rooms that need neutral paint, carpet that needs to be replaced, fixtures that need polishing, and windows that need cleaning.
We'll ensure your home has mass appeal and that it's comfortable, avoiding "offensive" or "can't-work-with" shades on the walls and furniture. And if you've already moved out, you can try temporary furniture. You want your house to look inviting as opposed to cold and deserted.

Setting the Stage
At your Open House, we want to engage the buyer's senses.
Dark living areas can really dampen a buyer's spirits, so we'll do things like draw back curtains and add lighting where needed to show off your house. Together we'll enhance the mood of the house with enjoyable music playing softly and make sure a delightful scent circulates room-to-room. We'll incorporate cozy-looking blankets, and throw pillows on your couch and bedding. We want buyers to feel like your house is their future home.
